Can you provide our Board with a list of references?
Absolutely. Empire Condominium Professionals has been a leader in the condominium management industry for over 20 years, and have many clients who serve as references for us and our condo services.
How does Empire handle after-hours or weekend emergencies?
It’s very simple. The only phone number you have to keep is our regular business line: 978.537.4040. Unit owners can call this number 24 hours a day, seven days a week.
If you have an after-hours emergency, simply follow the instructions in our automated message system and an on-call technician will contact you directly within minutes. This system has proven to be very effective and eliminates the additional step of have to deal with an answering service, which can slow the process down.
How much does Empire charge “per door” for condominium management services?
Our pricing is very competitive and depends on your specific management requirements. We prefer to meet with each Board to discuss management goals and objectives, schedule a visit (when possible), and provide a detailed proposal that is specifically tailored to condominium associations’ requirements.
Does Empire have a maintenance staff?
Yes. We have a courteous, professional, and experienced staff skilled in the areas of carpentry, plumbing, electrical work, and more.
Where is your office located?
Empire actually has two different offices in Central Massachusetts. Our condominium management division, Empire Condominium Professionals, is in Leominster, MA, and our home office, Empire Management Company, is located in Gardner, MA. What type of management software does Empire use?
We use a community association management software system that has been specifically designed for managing multi-unit condominium communities. This management system also integrates directly with banks and financial institutions for direct-update accounting.
How often does a property manager perform site visits?
Minimum-site-visit frequency is determined by each board. Empire works closely with the trustees to develop an overall strategy and plan that best suits the requirements of each community.
Can I pay my monthly fees online?
Yes. Empire accepts direct deposits for monthly fees.
Can I pay my monthly fees at your office?
Absolutely. Many unit owners prefer to stop in and make their payments, so Empire welcomes office visits. We strive to make life as easy as possible for our clients!
Can Empire host monthly Board meetings?
Yes. Both of our offices have conference rooms available for meetings. Trustees can also reserve our conference rooms for Board-only meetings as well.
What are your office hours?
Office hours for our Gardner office are Monday through Friday 9 am to 5 pm and our Westborough office hours are Monday through Friday 8 am to 4 pm. We observe typical holidays as recognized by the federal government as most banks.
